Military Real Estate Investor Beginner

Hello everyone. I'm new in to real estate investing but already almost 14 years in my military career. I'm from Augusta, Ga but stationed in Northern California. My plan is to purchase my 1st investment property in April 2021, using an FHA because I'm already deep into my VA loan with a primary residence in California. My only experience thus far is selling my last home in Texas. It was stressful selling & buying at the same time but we enjoyed it. I'm interested in Augusta, GA and its local region and Arden-Arcade in Sacramento, CA. My goal is to have enough passive income to take care of my expenses while equally teaching my daughter.
