Sorry I don't have a better answer for you, but as Michael stated, don't sit and wait on one, have many going, the paychecks will eventually role in.I have been working one of my short sales for over 2.5 months now and I was told we would have approval 6 weeks ago, still waiting . . .I took me 4 over months to finally close on my Calabasas short sale due to the bank taking so long, but the wait was worth it, I am now countering on two offers I have received and will have a bid payday coming soon on that deal.

Markeing is about both instant gratification and long term brand awareness..I think companies like Homevestors are great at long term franchisor growth and use current franchisees to facilitate furture awareness and that growth.Whatever you do your statement has to be simple and easy to remember.

i send all of my calls to a two minute infovoicemail ...things happen instantly.1) callers leave a message if they want to sell2) I don't waste time or argue with non sellers who are my future prospect3) my phone system feeds into a text service to send monthly "I Buy Houses" texts4) I don't mistakenly take callers off my marketing.

If you like to deep-fry food every night, you are going to be responsible to clean that disgusting stuff off the stove, cabinets, walls, baseboards and floors, not me - it creates a safety hazard on the floor too.I've had tenants who eat like that, and what I do is gift them a copy of Forks Over Knives, which often turns people instantly vegan, or at least gets them to stop eating so much grease - lol.
