I always used an S-Corp for Construction companies and LLCs for RE holdings only.

I say this because you can probably qualify for 3-5% down on an owner occ loan amortized over 30 years with a conventional lender, while most sellers willing to hold the note are typically going to want a higher down payment and shorter terms.

In my opinion, it is often easier to build capital by buying and holding mid/long term.

House hacking is the way I would start to buy a home to live in and then rent it out and start fresh after you have the reserves built up to do it again and rinse and repeat.
