The biggest time saver is a cutting tool.

I cut back my contribution to my Roth 401k to 6%, which is the max for the company match. 

When I asked for pictures of what was done, they would not provide any, I had to pay an additional $250 to build a from step handrail, $200 to install a new bathroom mirror and light (the other what half way in the shower, they never fixed an interior window that they could not get anyone come and fix because of Covid, I got it fixed in 2 days) $300 to a cleaning service to clean up the house, $1000 for a dividing fence, $500 to a lawn company to come cut the vines and over growth on the driveway.

That is not clear cut. 

Unless you specifically work it out with your tenant to take care of the yard, in exchange for $$ or a small cut taken off the rent, you should expect to be responsible for that.

They cut no corners and always address every problem. 

The big companies that do the bookings for you take way to much of a cut and have little incentive to book your place over others or to treat your guests they way they need to be treated to come back.
