A great next step would be to find a Realtor in your area (if they're investor friendly or familiar with househacking, bonus points) and they can get you set up with MLS searches and info.

I would also mention casinos as they are full of primarily elderly people however you probably want tenants who have the rent money each month.

We would also plan to run a cost segregation study to maximize bonus depreciation in the first year.

If you got your license as a bonus to your normal real estate investment career, then focus on building your real estate investment portfolio, find deals, negotiate deals, build a network of tradesman to help you flip deals and sell it or manage it yourself.

Another bonus of managing the property yourself is you'll learn a ton about landlording - and to be blunt... a landlord is going to do a better job than 99% of property managers.

Maybe more chance for value add or some other kind of bonuses like Opportunity Zone, bonus depreciation, cash out refi, and perhaps less headaches once you fund the deal. 

In addition to that, generally for any commission or bonus income you would need a full 2 years in the specific job/industry before you are able to use ANY of that bonus or commission income (There are ways around this if you look at non-conforming options, primarily bank statement loans, but those are going to be higher down payment, higher rate and require a large amount of capital to execute).
