Yes I used personalCapital and update it as often as I can (usually monthly), then from there I just take a snapshot and write down that number every 6 months, since personal capital doesn’t do a good job tracking it for specific dates.I’ve been doing this for 3 years and my net worth is about 15 times higher now then it was when I started..

Write up a lease renewal document to offer:-moving out at the end of the current lease-transition to a month to month agreement (keep current rent $725/mo)-new 1 year lease (keep current rent $725/mo)-new 6 month lease (would end in December so I'd prefer not).The current rent is in-line with market rents, possibly a little high so I don't feel the need to raise the rent after 6 months.

Yes you can write them off on rentals so you’re really paying a 10-20% less interest but it’s a cashflow item as well.
