But places like Ironbound, North Newark and Forest Hill are place that I find appealing.

Trying to stay close to the highways, which isn't too hard in this city, and close to Shrewsbury Street/ Rt 9 area was my thoughts, both for personal preference and for the appeal to potential tenants.Any tips you encountered on this path would be awesome as I will probably encounter many of your experiences.Thanks, and best of luck!

Also try to make an effort to watch the Webinars on Wednesday evenings; the benefit for me of the webinars has been the ability to see the visuals provided, like the math tools behind analyzing a deal. 

As far as homes/condos by the base appealing to military members, I think it's important to know that BAH is being reduced to 95% of market value, slowly by 1% decreases per year.  

Why does becoming an agent appeal to you?

Close to downtown and would be appealing many different classes of short term renters as it has some historical significance but none of the historical property designation red tape.

I think just because my offer wasn't enough appealing to the buyer.
