you have the right as a junior to payoff the first. that's a given.what you can do and what I do is have a step in agreement.. giving us the right to step in if vendor cant finish.kind of like a voluntary receiver ship.. just make sure you get sigs notarized so you can record it.. also we careful in Oregon with licensure laws.. you cant make more than 4 loans without having a MLO do it for you.and loans at 50k and under there is strict usury laws..

You'll still need to set up and pay all vendor and service contractors, common area utilities, take calls or emails from tenants on any maintenance issues.. it's definitely a lot less work than being a hands on apartment owner/manager but I just don't want you to think that NNN is completely hands off.

You likely will not hit a home run, but can really build your tax-sheltered IRA savings over time this way.Flipping houses is also something where no sweat equity is allowed, so you would have to have a 3rd party contractor who is not lineal family do the work as a vendor do your IRA.

With that said and done, if "ya just gotta", never deduct the work they do from rent.ALWAYS TREAT THEM AS A VENDOR. !!!!!

Hello All,I am going to be talking to a couple of the "Pros/Vendors" for are so sharing of their time and knowledge here this week about setting up our Solo401k accounts, but thought this might be a good question to ask here too for others that are wondering the same thing.Our situation is that there are 3 of us who currently use SDIRAs, but want to set up Solo401k accounts for the added benefits of 1) Larger yearly contributions 2) Simpler bookkeeping/taxes when using leverage inside of a retirement account 3) and the possible use of the 'loan feature' that is available in a Solo401kTwo of us are clearly self employed beyond a doubt.
