Now they've been there a couple years and are happy as can be, don't bother me for a thing, and actually replaced a screen door themselves cause they wanted a new one.

As a landlord you should have a plan for this kind of thing A few months ago a woman walked out on her lease and left all her belongings Her money mongerie landlord threw all her stuff in the dumpster Vintage vanity $2000; Russian made side table $800; 2 Flat screen tvs $500 each; Desktop pc and network $1000; and a whole house more!

Like Victor said you have to screen very well to get decent tenants and make sure they meet income requirements.Demand for rentals is very high right now.

The key is having clear rental criteria, screening tenants in the same manner, and not doing anything that would have a "chilling effect", such as making a comment that could be construed as discriminatory against a protected class.Fear not and sleep well.

I am currently in the process of building a custom home for 320k in Raleigh,NC.The sq ft of the home is 1975 and with the add on of a bonus the total is 2343 and also a screened in porch 18x12.It's a cape cod style home from frank betz "stoneleigh cottage" look it up if you can!
