Two weeks after that I had a gas leak in the basement that cost me $1500 to find and fix.Also, at one point the county health department came to the house to test for lead and I ended up having to replace about 18 windows in the house which cost me around $7K.

Take Florida real estate classes online for the 4 months i am here and take the test to prepare, then take the Colorado/whatever state required test when i move?

Check to see if the house was built before 1978 and get some lead paint test kits (Home Depot, etc.). 

Some added info, I myself was sick back Feb/March and was in dire straights, all evidence says it was covid but testing was not allowed for covid at the time despite every other test coming back negative.

In today's environment you may want to stress test the deal to see how bad things can get before you break even just to make sure you are conservative enough in your estimates.
