The properties seem a bit dated design by my standard but without any work I could have a home that rents for above the median rent of the area of $1,160, Most homes around Fort Liberty were built before the 1980s so a newer home may appreciate more over time.As a first time investor, there is a lot of information to take in but the potential to make connections in the REI and military community is invigorating.

You need to check with the local jurisdiction (your property manager should know),In this particular case, due to the length if you have a receipt you can show that to them and that should be good in most courts if this goes to majors.

I am looking to create a system which will allow me to analyze and choose markets more efficiently.I want to have a pool of resources/websites that I follow step by step so for example, 1: Check the housing prices, 2: Check the population, 3: Unemployment rate, etc... and then I will pull this data from the websites that provide it and keep going down the checklist.

Once that is completed, then run the credit for those that meet the first round of criteria.You can double check but I have not heard you have to prioritize a Section 8 tenant, you just can't reject them because of source of income.

For someone that's not as conservative, or a different view on the next recession, they might have a different opinion than me on all of this2) Sponsor quality check: (takes about 45 minutes per deal)I believe that a great sponsor can take an average looking deal and make it great, and that in mediocre sponsor can take a fantastic looking deal and make it bad (especially if there is a severe recession).
