Lots of things didn't go to plan: w/pandemic had no income & I spent ALL of our savings on this investment AND I just gave birth to our 1st kid AND the fires in CA displaced us for 2 months.

I have spent hours on and off the clock showering the MLS, using prop stream, contacting agents, wholesalers, divorce attorneys, property managers, etc.

Tenants are not being clear about the rabbit being trained and seem evasive, stating that the farm they will get it from says training is quick, and that the rabbit only needs to be shown litter box in cage once and that is the extent of training-- online info indicates that training is a process not a one time thing.

-have you spent some time in multifamily podcasts?

That way the tenant has time to look for a place, they can use the money they would have spent paying me rent as a security deposit and then when they get most of their security deposit back they can pay the first month rent at the new place.
