If I learned anything in all these years its that there is SOOO many ways to skin the RE cat.. its just not hey buy a rental and collect rent.. anyone who can fog a mirror can do that... :)  not taking pot shots at landlords but you know what I mean.. that's the easiest transaction out there... not the easiest to do well though once your in them.. actually one of the harder ones... but RE has many facets keep an open mind .

Its been my experience in life that when you don't have any skin in the game you are more likely not to care as much.

Be careful in choosing a specialist, I've spent a bunch on folks that said they knew the process but actually had no idea what to do. 

You have to have skin in the came and 10% is not enough.Would you owner occupy this?

Bottom line, you need more skin in the game to get this deal done, bring in a partner, or see if the seller is willing to carry the note until you are able to complete a Cash Out Refinance in about 12 months.

I've dealt with other investors before and frankly hate it nor do I want to deal with them but here is my suggestion:Contact a local Foreclosure specialist agent and ask them who their REO contractor is.

There is no incentive for tenants to care for the property if they have no skin in the game.I have 4 SFRs and find it easy to manage security deposits.
