My focus is, buy and hold single family homes and VRBO condominiums!

Hi All,Going to look at a condo today that has the following properties:- 2 floors zoned as 1 unit- Floor 1: 2 bed, 1 kitchen, 2 bath- Floor 2: 3 bed, 1 kitchen, 1 bath- Both floors already have separate heating/cooling zones and metersThis is listed as a single unit probably because there aren't enough egress points at this stage.

The front door faces the back door of another house very close to the lot line.Average rent $400 per unitCurrently only 3 units rented (landlord had been clearing people out thinking the new landlord would want to get own tenants).Single owner who has pulled most of his equity out in loans.Was always asking $145k. 

I would love to to help. 

Many of them are forced back into full time jobs and I have personally never seen a single one make it back out on their own. 

I honestly think I would feel most comfortable with my first investment property being a single family home. 

I would like to know the cost for slab or perimeter foundation.I got a 50k quote from someone on phone  for slab , which sounds too high for a 800 sq ft single story. on a flat piece of land

I have this property under contract I have had multiple cashbuyers go see the property its a 3b 1b the seller said it’s on a double lot but the lot it’s not big enough to split, however it’s a single family home and it’s a potential tear down it’s gutted it’s in real bad shape the seller ran out of capital that’s why he wants outs.

We are fortunate to own a single family rental home in our area outright. 

I am single and can go to a location where good deals are to be had.
