Proper capitalization and reserves is the corner stone of real estate investing.the refi till you die while a good strategy to scale needs to be tempered with fiscal realities if you do hit a bump in the road or like Russ is talking about a brick wall at 100 mph.. this is not about those that will get the Virus this is about those that work in industries  that are being shut down.. some will get paid regardless others will get help from various sources but others will have no choice but to either buy food and medicine or pay rent.

I think the economist's premise that the C renter is able to move up misses the fact that the C renter is the one most likely to be unemployed by this shut down in the economy.

They will turn on when you enter, and shut off four minutes after you leave.Ask if she'll give you a heads up when she plans on mowing so you can clean up the yard for her.Tell her you have a pet snake in the garage that gets nervous without 24 hours notice of a visit (OK, she might not buy this one.)I agree with the others... the only illegal thing she may be doing is not giving 24 hours notice, and no judge is likely to fine her for that.

Basically we filled out forms with both electric and gas company that any time service is changed out of the tenant's name it automatically goes into our name and utilities are never shut off.
