I don't think the tenant will be willing (but probably is able to) to pay this months rent even by the end of the month as the tenant has had a history of pushing limits. 

BUT I am thankful that I made that leap of faith to push myself and grow.

I want to know what career fields/job titles would be useful to be in that would help to push me towards being a real estate investor in the future.

Maybe just needs a reset button pushed or breaker reset.

We are currently pushing and pulling with a seller of a condo in Vernon hills and are either making mistakes or are doing good sticking to our guns.

They’ve now been financially settled with KCHA for several weeks and still have not distributed the funds to owners (even though I was specifically assured on a phone call that they would push them out immediately), meanwhile we have been personally floating mortgage payments.The most recently cited justification is that they are having to play admin catch-up due to “shelter in place” orders requiring them to work from home.

It's still one of the best investments in the Denver area, and we push our buyer clients there all the time.

I realize some of this may push me into a higher tax bracket, but based on historically tax rates they are pretty reasonable right now.

I'd say you're pushing the limits of what you would have gotten in the previous market.  11 and 3 for hard money is a decent deal considering your numbers.Stephanie
