I can't find a contractor to renovate my unit(s)!

This only becomes important if the two of you don't have the ability to come up with the renovation funding.Private/Hard money lenders who might be willing to go into a second position to give you the renovation funds to be able to get the house into top shape would be an option to check into. 

Hello, I was curious how some of the investors on here handle going over budget with their contractors once the renovation is underway.  

Because of the relationship that i have, he was able to finance the renovation amount as well which boost the leverage ratio and hence increase the return of the investment.The mini syndicationwhat do i charge my passive investors?

I'm partnering (not in LLC sense) with my RE agent "John" where he will be renovating the property into an assisted living home (w/ 10 beds) - ones with 24/7 care etc.

I should note that the partner's GC company would be doing the renovation on the property.

My wife's Aunt is a realtor and her dad renovates/flips houses on Oahu.

This property is 1.4 acres with a four bedroom, one bath home in need of extensive renovations.
