I am thankful we have more investors buying homes now than sub-prime buyers.However, history does repeat itself, which is inevitable, so we just have to stay ahead of the curve, adapt to change and not get too comfortable.The next cycle will happen and will create numerous problems, in addition to numerous opportunities.I'm again reminded of A Random Walk Down Wall Street.

Sounds like you're wholesaling.Since no real investor will be interested on something off the MLS, it probably doesn't matter much how you get the random people you talk to in the houses, or how you try to manipulate a contract to have it deceitfully allow assignments.
