It may be tough to get a sub 60k loan from my experience.

I know the math is a little tough to follow and people might say that I shouldn't get paid during the rehab... let's say I did the work without the salary, that would increase the profit by $12k to $62k.

With how much business they are getting, in our market at least, contractors are a tough game right now.Right now, you've just got to have some patience, too.

That would be the FORMER owner.Assuming he can prove this bill he received was due to your tenants not paying their bill (as opposed to being from one of his other properties), how is it right that he should have to pay it?

Tough call IMO.  

It requires a lot of sweat equity in the beginning and can be tough.

He just may need to prove that to the lender, which is what he is asking help with.
