I'm a newbie  i think mistakes are bound to happen, moving forward lesson learn I just need to be more professional rather than personal couldn't take compassion out of my system  and paid dearly for it. 

I've always loved real estate but like in Brandon's book my parent's were not keen on the idea so I unfortunately listened went to undergrad then went to professional school.  

Working with two different professionals in two different locations will prevent either form being able to see your big picture and plan/adjust accordingly. 

Facebook is a great place to get leads through boosted posts giving value, but you need to spend a lot of time building your business page and website so that they show you as a professional agent who knows what they are doing.One final note on Facebook advertising - unless you are directing a Facebook ad to a dedicated lead capture page and CRM, you are wasting your money.

If you make an offer without your own agent, the sellers agent ends up working for both parties and gets the entire 6%.

I'm starting my journey as a part-time real estate investor (current managing two doors) and it'd be great to meet other young professionals who are investing either in or out of state. 

How about an option to purchase where both parties each get an independent appraisal in 8 months.
