As for a video doorbell, obviously Ring is popular with a lot of people out there, but for our primary residence and the STR, we use the Eufy doorbell... largely because it does NOT require a monthly subscription fee. ;)

Kim,Center Point is a popular area for turnkey properties to sell to out of state investors.

As an alternative, but far more "expensive", consider a highly leveraged bridge for investors like yourself.   90% of purchase + 90% of rehab costs (so long at combined loan is less than 70% of ARV) at 10-12% interest.    

@Christian Espana Northern WI is generally STR-friendly since cabin rentals are incredibly popular in these areas but always double check with the city/county.

Like I said, it's not popular around here but it is a good way to test it out.

I wouldn't rush into alternative financing just to secure a property at this age, although if you could, your market is good for it right now.

I started by looking at typical vacation destinations (popular beach/mountain towns), but after researching occupancy rates on AirDNA, I was surprised to see that occupancy rates in my hometown area (an ordinary suburb of Dallas) are just as high or higher than those in many major tourist areas.

Lots of more creative stuff out there as well but those two are the most popular.
