Upon seeing this name again, I looked it up online and found that the person it belonged to had a number of articles from our local news station for a number of crimes, to include forgery, identity theft, impersonation, etc. 

From my understanding, Lightning docs are just general legal docs that are for a particular purpose.

If they have potential I would like them to be sent over to a friend of mine (who's in sales and recently got his real estate license, he's got the perfect personality for this) to try and close the seller.

Personally I don't have the least bit of interest in services like that.

I paid cash using a HELOC on my personal residence.

Personally, I may do something before then with a similar capital gains objective but with a longer hold and only in a few very narrow geographies.  

My property manager is insisting he only needs one person to sign it given he only needs one SSN on the W9 for tax reporting purposes.

If you haven't set it up to book off the site then don't do it for one person unless you think you are going to start marketing to get deals like that.
