Hey good people,A good friend of mine reached out to me and want me to represent him as his real estate agent when trying to rent a suite in a brand new commercial neighborhood mall.He is a doctor and wants to start his own clinic, and has found a location he is interested in.

They exist to enforce rules to protect property values, ensure a clean, safe, functional neighborhood, etc.

I have a property in the Lents neighborhood that is just getting finished up with phase 1 of the rehab.

The neighborhood will attract a certain type of clientele.

One of the things I'm seeing is that, even within a neighborhood there seem to exist "micro-community" and the comps from one to the other vary greatly.

Also, be organized and ready to provide budgets, draw schedule, LLC documents, and Builder's risk and Liability Insurance.

We are relocating to be closer to family and to start an organic farm.Cheers,JB

Thankfully, I knew the neighborhood structure and knew that only 1 unit conveyed with the sale (and which unit it was), but it would've been really disappointing to find out that I only bought 1 unit if I thought there were 2 included.

Especially when you are flipping (and not holding) there really is no way to give a concrete answer.But to give you an idea why it depends on so much...It depends on location (2 reasons).First reason, if all the houses in your area have granite countertops, central AC, yada yada yada, you need to include them too.An other reason it depends on location, believe it or not contractors are more expensive in those fancy people neighborhoods.
