I know it all depends on my relationship with the person, as well as the % I am asking.If you are in a really hot market, would you take in quality leads from a referral agent if they are asking for 25%?

I do a few flips a year to pay the bills, to keep a team busy, and to generate capital to buy a few more rentals. 

Direct mail marketing is a great way to get leads.

Not sure of how my mother's eventual passing, will change that, but I anticipate that he might feel that her passing eliminates the need to generate income from that unit, and he can resume a rent free status.

following this thread, need more tips on renegotiating the price without having the lead be not ok (upset, offended, frustrated).

They'll figure out what needs to happen to clear the title and issue insurance and can lead you from there.

There are many options and taking cash from one of the buildings that is generating income is definitely an option provided it is not in an LLC, Corp. or any other structure that would make this co-mingling of funds.
