New flooring throughout, 2 completely redone bathrooms, took down walls to open the place up a bit, new doors, fresh paint, some crown, lots of patching, light kitchen remodel that include granite tops and an island with concrete top, new dishwasher and range, new HVAC units, moved some electrical around, new garage door, some fresh landscaping, added a fire pit, and gave the porch a facelift with some new posts.

It depends on price point and how fast things are moving in your market...I stage a few items in the kitchen and bath for pictures...and have some chairs and tables I got at the thrift store ..add bright pillows and a few plants and place on the porch or deck ...again for pictures...I don't do the rest of the house ...

You can also state that during your walkthrough you saw that it needs: (a kitchen upgrade, the hvac is old, etc) and state these are things you don't plan on bringing up in the inspection phase.

For the gas utilities, assuming the mechanicals are in the basement, it's pretty easy to re-plumb heat and hot water appliances from the third floor meter to the second.
