Run it like you stole it.Cash flow it out with recovery housing or student housing, and don't spend a cent on repairs.If 1st won't negotiate, buy it back at auction after the kids and the recovery house people have roughed it up.

The agent might get a bad taste in their mouth after repeating this cycle over and over again, especially of there is no money to be made in it...I think you should definitely do your homework and ask your agent for help once you have narrowed down your criteria, market, etc and have analyzed some potential leads.

It's easy as an investor hiring a GC to think "well you work for me, so if I say jump, you jump" how ever on the flip side, there is a large pool of people who need home work done compared to the small pool of good GC that you are diving into.

The property is only about $1k more than we’d pay for a rental so it’s not a huge risk but it would be annoying to have to move my 3 kids a 2nd time in a few months if this parking ticket business doesn’t work.
