What other strategies do you use to estimate renovation cost of a specific area of the home i.e. bathroom,kitchen etc.?

I reside in Woodland and looking to talk shop primarily about flips, and BRRRRS although I am still yet to determine my exact direction and open to other strategies. 

I will stay open, but I think the long-term strategy of buying and renting out is the one closer to my goal (financial freedom); I think I could probably also learn how to flip when the occasion arises, but I would say the balance would be 80-20.
