When I bought it, I was planning on being on title 6 months, and then doing a cash out refi for 75% of the appraised value ( and getting back more or less what I will have in it). 

If that's an option for you, your title company should have a form you can use.

I want an agent who understands that it's just a numbers game and that I may need to work with wholesalers, too. 

Anything else is a dangerous game.

I picture this more like a deed restriction than a recorded document that would be cleaned up on title prior to the first transfer after recording the right of first refusal.Anyone have any experience with something like this?
