Safer to clean house and start fresh but unfortunately under many regulations this may not be possible.

A thorough de-junking and some fresh paint would go a long ways. 

That's not how we do though so I fixed up the kitchen finished part of the basement and will have all rooms freshly painted by the time we want to sell it in a year.We could rent it out for 850 all day long.

Making sure they are run at least periodically to keep them running well and fresh (use white vinegar to remove odors).

As a college student it's not always easy to eat healthy but I've started being way more intentional about eating plenty of fresh, organic produce,  cutting down on  my sugar intake, and abstaining from the consumption of alcohol.

Just make sure the unit is fresh and clean, your PM does professional photos, and make the unit accessible when showing. 

If they are more than 15% below market, then I believe the best option is to terminate and start fresh.

All a matter of perception, winter can work particularly if you are selling and a buyer walks into a nice warm, cozy house with the aroma of fresh coffee.... almost instant sale!

Maybe selling the property would give us a better return on the investment and give us some more money to start fresh.

But I think it's just a fresh batch of new BP users that try to buy some list and try their luck.
