While it's too late to do it on this tenant's lease, you need to put a statement into your lease to the effect of; "no overnight guests for more than 7 nights without written permission of the landlord".

Even if I just had $10k that I could use to finish off my CC and one of the vehicle loans, it would be manageable.But as it is, I'd be putting in a LOT of work just to achieve a break even cash flow for several years.

please don't blame me when there are drips... or the floors are ruined...or the room where you kept the cooler gets 15 layers and the other rooms don't get touched....or when you run out of paint before your finished because of all the spills...come to think of it these parties are alot more fun as a guest than as a host!
