Need help we are already under contract but we have 18 days left from the inspection period. the rents are almost maximized at the point where they are.  

We are trying to figure out how to finance the mortgage plus 70k or so in repairs.

We are also located in the SA Market.

We are looking to purchase our first investment property to get the ball rolling and are leaning towards 2-4 unit Multi out of state as we are in Ca. 

New roof and a company is coming in to install a radon mitigation system so the basement is getting a vapor barrier installed all before I even close on the house. other than that we are looking at about a 50k rehab, ARV is at 90k. 

Zillow shows that we have about 500% more views than all the other houses but that might just be because we are the only ones that took professional photos.

Sada, the Security Deposit is to be used to restore the home to it's original move in condition, minus normal wear and tear.

We are looking at an entire row of houses, 5 total, that would be made into student rentals. 

Its payed for (with our savings) and we are still waiting to have the remodel completed and to get lit eased, the estimate for the lease given to us was $700 to $850.

That is what we are in the process of doing, bring in a 3rd appraiser and/or disputing the first 2.
