Unfortunately, I do not see these as a setback it's a learning process Sir.

I can't not find the original information I found on this to find more details, but I recent came across someone that is buying a good amount of  these properties and thought there might be a chance for me to get in with them and learn more about this acquisition process. 

The rental licensing process in wyco is annoying and something you don't want to over look.

Eventually your team is going to be more than just you, and if you want to systematize your process so that you're working on your business not in your business then you're going to have to outsource most of the work eventually anyway.   

I've had a wonderful opportunity to go view many potential properties to flip and went to see some of the houses that the other agents' investors are in the process of rehabbing.

They are all preforming well, but due to deduction maximization by my CPA, the big banks are having issues processing my loan for the latest property that I have under contract.

Once I am a bit more sure of the numbers I will probably create an excel sheet, to speed up the process.

All those other bells and whistles that people would like for machines to manage can get convoluted when you certain processes need human discretion.

If that's true then it would slightly diminish the advantages of making cash offers because a good lender would only need a few more days to process a loan.  

It could be your own personal deal and I could just take notes on the process even jump if need be.
