I recently set up and have moved money into a Self Directed IRA. 

Vacancy varies of course and I self manage so I actually do better than these numbers show but I think 10% is a safe number for management

Have you heard of a self-directed IRA (or Roth IRA) these accounts follow all the rules of normal IRA's and Roth IRA's, but they allow you to invest in alternative assets such as real estate, notes, mortgages, private placements and even precious metals. 

Buy a local house and self manage your airbnb. 

I would be willing to self manage if I find a duplex property close enough to me, otherwise I would look more at having a property manager.I'd love to talk more with you about real estate some time. 

For the out of state properties, were you looking at turnkey providers or will you attempt to self manage?

Hi Kimberly,Thanks for your reply.I indeed need to investigate it further, but first I'm checking if there's any potential business out there for me since I don't know if this initiative will work.There is indeed a big enough market of Airbnb properties in my area, I just need to find out how to contact them and explain to them why it's worth using my management service rather than self-managing.

If I'm wrong and you are putting a larger deal together (commercial MF, self-storage, mobile home parks, retail space, etc.) or you still want to look into syndicating regardless, @KimLisa Taylor may be able to help you out.

For simplicity sake, though, let's assume self-managing is not an option for whatever reason.
