If you have a strong relationship with a bank (track record of successful investments) they get more flexible on stuff like this.All my commercial stuff is single tenant buildings, with similar leases (non national tenants) and I get financing at around 65% LTV (I don't own very many commercial buildings).You could also make the purchase contingent on the existing owner getting the tenant to sign a longer lease.

They have a track record of results and understand the renovation process that is likely to occur, thus having a better eye for the final product.Of course it all depends on the skillset of the person.

Currently I am working for a fix and flipper on the North Shore of Boston and am going for my dual Masters of Architecture and MBA.I am currently starting my own architecture firm, with my first project already locked down in Newburyport, a nice townhouse renovation.

I don't focus on those markets but perhaps we will be able to fold in tracking those areas more in time.

You're on the right track.

It's an ok neighborhood (close to some train tracks and a small industrial area), not unsafe or trashy.

So we put dual shower heads and a really nice marble product on the walls.

with a separate tracking number on the sign so you know that you're talking to a buyer, not a seller from the outset, and know more of how effective is the campaign.
