12-15% seems high to me too, but is used for mobile home loans - John didn't say what the value of the property is here - if it's a $40k property then the interest wouldn't be ruinous.Are you also expecting to amortize the loan over the 2-3 years only, or are you planning on requiring a balloon payment then?

Memphis did get hit hard in this list but they took in a ton of the Katrina refugees who were not mobile enough to get out so you have an artificial pumping in of a lot of social welfare liabilities and miserable people.I'm happy to say that I moved out of a top 10 miserable area into one that doesn't even approach that list.
