So 47 total and I promise, most are in areas you likely wouldn't want to have your fist investment property in.The market overall is very tight and people are practically fighting over anything that is decent.

You only get one shot at being a first time homebuyer. 

Also agreeing with Joe on an LLC, I really don't see them as the shield of armor people make them out to be as they are easily pierced by any decent attorney unless you are 100% hands off.
