With the poor inspection on top of my concerns with the cash flow, I decided to cancel and continue my search. 

One interesting find during the inspection of the "in law" suite was that no smoke detectors were installed in the furnished basement.That being said, this has me concerned about the potential quality of work that went into the rehab, and whether or not licensed contractors/personnel did the work?

For instance, how to value a storage facility, management concerns, risk mitigation, current market cap rates, etc.

That is my main concern i am not educated in such facts, which is why i am contacting a few lawyers and libraries and online cites to educate myself!

Looking to invest in SFH in the Sarasota area, any recommendations/concerns, things to look out for? 

I'm concerned about just a few things: being able to keep the zoning for low taxes (there's currently horses on it), no liens/back-taxes etc, and maintenance required.

My first and main concern is that the North Austin market is saturated with real estate agents and getting clients/growing my business will prove to be quite difficult. 

I'm not concerned about selling a home with a properly remediated sinkhole along with the appropriate engineering sign-off, my question is, does anyone know of an engineering firm or company that can further investigate the sinkhole to determine exactly where and how large?

I am fully aware and I am not concerned about this person in the least.
