First timer - What Questions to Ask?

Hi all,

I've been cruising through the forums and I really appreciate all the great advice here.

A long-time friend of mine, who owns several businesses, is expanding his real estate portfolio. He owns several multifamily properties debt free, and is interested in purchasing several more. I have cash pilling up from my 9-5, and have been looking to diversify away from stocks. He has offered me the opportunity to join him.

We're meeting Tuesday at his office to discuss, and frankly, I'm not sure what questions I should be asking. I want to go into this eyes wide open, and be as well informed as possible. 

Can you all recommend questions I should be asking?

(Note: I know the biggest risk is my relationship with this person, their honesty, etc. I am fully aware and I am not concerned about this person in the least. He's someone I trust, based on actions and reputation.)
