I am under contract on my first rental property in Soddy Daisy and the inspection looks pretty clean other than the crawl space.

Small Multifamily properties (2&3 units) will do great in the areas mentioned as long as they're well maintained (ie: manicured, clean interior, updated medium grade finishes) 

if it were me, id get it clean and tidy but not spend anything extra on seats/grass.

I’d love any advice in finding a reliable cleaning crew and maintenance person/group as well as tools to manage those teams from afar for our unit.

(And that they clean the property and leave no damage, but that’s required regardless of when they move out.)

Keep in mind you can charge guests a cleaning fee, that way you know that expense is largely covered.

I know some company’s offer carpet cleaning or painting one room as a renewal perk after a few years.

I cleaned up the property's landscape to make it look more aesthetically pleasing.

So far, we've looked into things like septic, property taxes, disaster insurance, plowing/cleaning, cell/internet availability, propane, mold, foundation, roof, airbnb stats, and water supply.

As a mom with teenage boys when I want to relax in a bath the last thing I want to do is clean their tub out lol.
