I have no problem doing the leg work providing he gives me the blue print I’ve been looking for to turn real estate into my career.

Since you know you want to do it, it may be an alternative to consider while also taking a "day job" in some related field (title company, realtor, lender, etc). 

I've been contemplating if I want a career change into REI but it seems so out of reach.  

I appraise real estate as a career and am actively trying to invest.I have also been going to tax lien sales for several years, observing.

You'll learn whether or not you want to field the late night calls because they will come in the form if a text message late at night :)Q: I like the concept of MFH investing, where should I start?

I have had my real estate license since 2005, and have been working in the property management field since about that time.

IMO: I would stay away from an ARM, you have to many risks involved that could permanently harm your future RE career.

When I was in high school, we had a career day and "Real Estate Agent" was one of the "classes" I could go to, so I decided to and fell in love with the idea of being a real estate agent.
