@Craig Hansen, as a real estate broker, I see this all too often, and while it doesn't make much sense (if you can show the #'s working for a buyer), the "stigma" of electric heat is burned into a New Englanders mind as something that can be dangerous (regardless of how well insulated you claim to have made the place).
