With some REO properties the brokers / agents only contact is with an online portal submission system so they would print the screen showing it had been submitted and give to the buyer.

Use the Golden Rule and you will do well I am sure.Getting the right deal will be important, but imo that means that the two rents will be the sole income used to calculate the NOI & CoC and THAT'S how I would make the go-no-go purchase price.Study up on tenant screening.
