Hello All,

I recently purchased a new home (2016) in Kissimmee FL. There is no option for short-term rentals in this community due to HOA guidelines; my focus is to target tenants interested in a long-term rental property (6-12 month lease(s)).

I'm interested in the following tribal knowledge from this forum:

  • Templates for posting my Advertisement
  • Do's and Don'ts (e.g. can I include in my ads no section 8? is 3X the golden standard gross income in this market? what is an acceptable credit score? what is an acceptable debt to income ratio?)
  • Links to the popular website(s) where I should targeting my advertising for my property
  • Links to popular websites where I can do credit check / background / eviction screening online search / pay online option
  • How do I determine my rent? I'm thinking $1400-1600 in this area

I'm trying to tackle this problem without a property management firm; this will be the easiest way for me to learn things on my own, save money and remove dependency on others in this journey.
