At that point I approached several of the authors of those "we buy" letters,  and as expected most of them while offering "off market" transactions were brokers working for clients behind the scenes.   

That's not to say finding a move-in ready home is impossible, but I would recommend expanding your search to include sound properties in need of an update; teaming up with an agent or lead-gen partner of your choice that is zeroed in on your numbers/criteria will give you a shot at being first to the scene. 

As a final question, would you convert a fully dressed out man cave with huge fireplace, full wet bar, half bath, closet, private entrance measuring 500 square feet into a mother-in-law Studio?

If it's a long-term rental, and you'll be doing the management, maybe it's just an added property management fee by separate agreement, maybe it's additional equity, maybe it's a bag of snickers bars delivered quarterly.
