Theoretically if getting a hard money loan is expensive and risky you could characterize ANY loan as expensive and risky, they're just varying degrees.

I am a contractor and do most of the work myself or with one of my subs, so I know the costs associated and can handle completely renovating this area in order to raise the rents to $550 which is on par for even the cheapest other rent in the area with a huge demand and limited supply.

Had I a rental that could not be used because of such issues, I would eat the minimal costs associated with the planning of the event.While not giving a refund perhaps, it would be my pleasure to give full credit to those that have paid full or partial.I bought some stock today, and am waiting for prices to drop again so I can buy more!

We typically will also have the lawn care and pest control included in the rent to maintain a higher degree of control on the property but that's obviously an expense.
