Try your best to not let emotions get involved either way.Once you arrive at the purchase price where the numbers work for you in a perfect scenario then ask yourself "Am I willing to lose this deal over "x" amount of dollars" If you aren't willing to lose the deal over lets say an extra $3k on top of your H&B than offer that number.

Many of these funds require that you be accredited and your capital will be locked up for 3-5 years. it is truly passive though, you give them your money and a check arrives every month. it is a good way to get exposure to this market and earn a decent return, but it is not a good way to learn more about it.

So much of this comes from the banks to arrive at a conservative value.In the above example, comp 2 is almost at 25% less and appraisal rules limit adjustments across the comp not to exceed 10%, so the appraiser really had to work hard to bring the adjustments upon comp 2 which probably forced the 5% reduction from the sale price.It's a bad comp.
