@Val Jaz I agree with everyone on the approach of just issuing the notice to quit based on non-payment of rent, and do not interact with these people or get involved in any more drama.

I understand that 50% for expenses is a very rough number and will vary depending on the property but it seemed to be a relatively conservative approach to start with until I come to know my market better.

When a borrower is able to enter into a deal, with an incredibly low barrier to entry of 3.5% (+ additional acquisition costs), wouldn't it make more sense to enter a deal that will bring the largest possible asset at the date of maturity of the loan?
