If you don't have a 20% down payment, you need to qualify for Private Mortgage Insurance (PMI), which usually requires a credit score more in the 670 range.

You can either buy and hold a rental unit with a property manager, or you can become a private lender for another investor and make money in the form of interest.

For example there is passive investing in turnkey buy and holds, private lending, and other things.  

Most are running on private systems etc.You just need to make sure you are IN the growth and not on the outside looking in hoping eventually they come your way.
