Beds, baths, sq footage and cost?

I pay about $300-$750 for something line that depending on overall square footage.

With Delaware’s property taxes being up to an 1/8 the cost of some surrounding states, people from their suburbs are moving to Delaware and getting twice the square footage for less of a monthly payment.

We got very luck as we bought just before the boom and sold our 126k house for 210k. we upgraded to a 310k which is nearly triple the sq footage and has a real garage... oh man is that nice. our old place was a mere 600sq ft. tight for 2 adults with 2 dogs...

Its a rather nicer home but a smaller square footage (3BR, 2BA) so I think my ceiling is capped.

(The % is equal to the square footage of the rental space in my house). 

I like the idea of splitting cost with them by the square footage of each unit.

If you are flipping:How much does it cost to get in,  what is are the ARV's, what is the optimum square footage, what are the profits based on all the above and, most important, what is the maximum I can spend on rehab.  

Figure out your end goal, you want to build equity, cash flow etc.Maybe as owner occupied fix up, add square footage etc increase value and after 2 years you can "sell" to your corporation. you get the tax gain up to $500k married etc, your corporation if it can qualify without you then maybe.
