Building Multifamilies in Colorado

Hi all! As the multifamily supply is so scarce in Colorado, I was looking for creative ways to buy my first house hacked MFR. Does anyone have experience with building/buying/selling MFR's in Denver/Boulder/Ft Collins? I think trying to place a unit within 20mins commute of a University would secure high rental rates, and low vacancy. Additionally, does anyone have experience with any reputable modular home builders in Colorado? I could really use some references to get pricing aligned. Thanks in advance!

@Brandon C. - the front range area is smokin hot right now (ask my colleague @Bill S.). Perhaps you should consider another part of Colorado - like where I am. We also have a University and our vacancy rate is less than 3% - very much need rentals. I gather you are moving here? Are you stuck on Denver? Western Colorado is gorgeous, better weather and much more affordable. Just this week I ran into a very cool duplex unit with plenty of room to create equity and even a third unit - along with a cute mini-farm if you are into that. Doesn't make sense as a flip but makes great sense as a hold... and less than $200K all in. There are two side to the Rockies you know... :)
